The market is different in each county, city, and subdivision. Therefore the marketing strategy should be handled differently, too! Does your agent thoroughly understand your local area? Has he/she sold there before?
Focus on the number of listings the agent has SOLD opposed to the number he/she has listed. How many properties has the agent sold in the last year? Will he/she provide client references and testimonials?
How long has your REALTOR been in the business? Has he/she had any special training that would be beneficial to you? Is he/she experienced in selling your type of property?
There is a lot more to marketing than just the Multiple Listing Service and a for sale sign. There is internet marketing, print advertising, social media, direct mail, cold calling, and video just to name a few. For sellers, it’s crucial that your agent has created a well researched and tested, multi-media plan that brings buyers to your home. Watch out for agents who focus on promoting themselves as opposed to your property. Also, keep in mind; an agent who has not consistently sold property, may not have enough stable income to pay for continuous advertising and ongoing marketing.
Most agents run a one-man show juggling hundreds of tasks at once. This disorganized approach allows tasks to be dropped, calls to be missed, and inevitably leaves the client suffering from "no-service, no-sale.” Does your agent have the staff and systems in place to handle smaller but tedious and still important tasks such as posting signs and delivering flyers? How available is your agent to work on high priority tasks such as creating new marketing and contract negotiations?
